Week 5 [03.04-09.04.2017] Housing

One of the fundamental needs of human beings is to have a place to live in, where you can feel safe, comfortable and simply happy. Those who are especially affected by this problem are young people who are just about to define their housing needs and choose a right solution that meets these demands. Although there are only a few basic options, the thing is not that simple as it seems.


One of the options is renting a flat. Renting is so common in many countries, as it gives the immediate ability to start independent life at relatively low cost. It is not necessary to have significant savings in order to rent a flat, all you need is a permanent and stable source of income. This solution could be also good for those who travel a lot, e.g. members of certain professions who often change their places of living. In such a case there is little point in buying a flat. Yet another group of people is just not attached to the place of residence, they frequently change the flat they rent, despite the fact they could even afford to buy one.
However, in reality, it’s usually challenging to find an apartment that is both affordable and not substandard. Another potential risk is a lack of privacy and possible conflicts with flatmates when you share a flat with other people.

The main disadvantage of purchasing a flat is that in most cases it implies the necessity of  taking out a mortgage loan. People are often afraid of taking such risk. Moreover, you must still provide your own financial contribution as well as be deemed creditworthy.
Alternatively, you can buy an apartment when you save enough money, but it would typically take a lot of time. Things would get even worse when you must rent an apartment during this time, what significantly reduces monthly savings.
In spite of these difficulties, owning an apartment offers numerous advantages. As the owner of real estate you have the freedom to manage your property. Not only are you able to arrange and furnish it as you like, but you can also share it with flatmates you trust or even rent the entire dwelling if you own another one. It’s a good way to invest and get an extra income.

Another alternative, which is a variation of the previous one, is a purchase of detached or semi-detached house. At the same time, it is usually the most expensive solution. However, for many people the higher price is worth paying. If you want to have a yard, more privacy, more space, more comfort and more domestic tasks, this might be the right choice for you.

Unfortunately, there is a variety of additional, external factors affecting the final decision. Culture, history and mentality of the inhabitants, size of the locality, urban density, housing stock, the situation on the labour market or overall economic conditions in the country are some good examples of these. I would prefer to buy property, rather than renting. I think that renting is more like throwing money away, while buying property might have positive aspects on your financial status in the long term. Surely it is quite big commitment, but in few years you get your money back, while renting just drains your wallet. I would be afraid of taking dwelling loan, but I would choose this over renting.
House sounds like better idea than flat, but houses inside city are quite expensive, so i would start with flat, and after few years would sell it and buy house. I prefer livin alone, as I like my environment clean, and while living with others responsibility for cleaning the house tends to blur among flatmates.

Of course it's better to live in your own flat than rent. Not everybody has enough money for it. I think buying flat or building house is the biggest aim in life. Now flat is enough for me but maybe in the future i will biuld house somewhere near Warsaw.
I think it is better to live with somebody than alone. It's sad when you can't talk to anybody. I have lived with my grilfriend and dog for 5 years and I can't imagine living alone.
I think most people will say that they want to live in their own house. I'm not an exception. At the moment, I rent apartment, but I don't like living at rent house, I cannot even paint the walls in the color I like.
In the future, I want to buy my own home, where I can live with my family and of course, I'm considering a purchase live in apartment, but still, I'm dreaming about house, and already working to achieve this goal.
You are probably right, in case of Poland it's not surprising. If you look at the above statistics, the truth is that the vast majority of Poles live in their own homes or flats. However, we can verify these housing preferences among us.
Regarding your dreams about owning a house, I really understand you as I prefer it over living in flat too.

First of all i really like photos you've published. Especially the first one. It's amazing.
If I were to chose I would prefer to buy a property. In my opinion it gives a freedom of changes. I can buy furniture I liked, paint walls in my favorite colors and no one is going to control what am I doing.
Of course I would be afraid of loan. Personally I hate borrowing money and I hope I will never have to do it.
It's a very hard question what I'd chose. I think that I'd rather buy an apartment. Maybe because that I'm living in a huge house through all my live. Secondly I'd chose an apartment because I'd like to live in a bigger city.
It's hard to say if I prefer living alone or share room with someone. All my life I'm living with my parents who are very often away from home so it's like I'm living alone. And I would prefer to live alone than with some strangers. I don't trust people and they are very often annoying.

I future I want to buy a property - house with the garden. When it is your you can arrange it as you wish, you don't have to worry about owners change of plans. It doesn't have to be big, but it should be accurate. I wouldn't like to live alone - I was home alone for few weeks and I didn't like it - you don't have anyone to talk in the morning or when you got home, no one is waiting. For me it was sad. Pets make it a little bit better and easier, but still they can't replace another human. I know that living with others may be difficult, but with right people it is better than living alone.
I strongly support your argument concerning cleaning. If you live alone, you don't have to clean up after your flatmates. On the other hand, there is no one who would clean up after you, so you are motivated to keep your place neat.
I cannot agree that when you live alone, you can't talk to anybody. If you need to talk to someone, you can invite your friends or simply go out. If you want peace and quiet, you can just stay at home. You are not limited by anyone or anything, it's your independent decision.

I've experienced both living alone and sharing my flat with various people (my parents, friends, sister, girlfriend) and it is still hard to recommend the best option. Each of them has its pros and cons.
A nice, comfortable detached house, where you can host a lot of guests, with large garden, where outdoor parties may be arranged... this really appeals to me.

Rent vs buy depends on factors such as where you live, how long you plan to stay in the area, budget, and personal family situation. For me, it would make financial sense to rent instead of buy in a place like San Fransico. In areas where the housing market is not super-expensive, it is generally better to buy.
I think owning is a better choice for many but not all people. Houses however increase in value slower than money invested in the stock market. If you buy a house always buy less house than you can afford and go for as short a mortgage as you can or pay ahead on the mortgage.

I read it. For me it's different to tell a story about your day when you got home and to invite people to spend some time with them.
I agree, that sometimes I want to be alone, but then I can go to another room. And when I want to talk to someone I can go there and it will take me 30s. And if you live alone you have call someone and they may be in 30mins.
For me living with someone is motivating and just nice. I've lived only with people, who are important for me and maybe that's why.
Of course, living with someone have got many cons - specially, when they are muddlers, but still. I can talk to my dogs, but they don't want to reply ;)

Just like you wrote in the presentation, buying a flat is better in long terms, because always you can rent it for somebody else. That can bring you another additional income. And this is what I would do, although I travel a lot. I'm actually looking for some apartment to buy in Warsaw, but my friends advise me to rent some place first and see exactly my needs, to make better choice for buying property. Maybe that is not that bad idea, but on the other hand it is like throwing out your money. It is like, you pay the money every month for using an apartment, but you stop paying and you have to leave having nothing. In case of buying you still pay money but after some time this property becomes your own. For start I would like to live alone actually, but I think after some time I will need somebody to talk to...Living alone for longer time must be sad and somewhat empty.

Buying property makes sense when you want to stay in one place next few years(or you have enough money to buy second flat). But the biggest advantage of renting is... money. For example, I can't buy good enough flat in Warsaw because of money(okay, I can't buy ANY flat in Warsaw because of money :( ), but I can rent my own one - with good furniture and without roommates. Most of people would prefer own property, but renting a flat is a way to have a normal home having not much money.

I just wanted to write the same thing :)
For some reason there is a lot of people who are thinking that leaving in a flat alone leads to the path of loneliness. But it's hard to resist from that good feeling of being independent of anyone...
As I've already mentioned above, in my opinion renting a flat is a good option to begin with. However, in the long term it is not cost-effective. I agree that real estate in Warsaw is quite expensive, but try to calculate how much money would you spend on lifelong renting. That's more than enough to buy a nice property.

I would prefer to buy an apartment and live there by myself than rent from somebody else. I would prefer a standard apartment than a house since it would be easier to maintain and also less engaging.
I live with my girlfriend and I don't think I would like to live with some other roommates, I could feel annoyed with some strangers.
I totally agree that these two - living with someone versus inviting friends - differ from each other, but so do living alone and going to another room. It's quite obvious that the latter doesn't provide you so much privacy and independence. Just imagine that you want quiet and at the same time someone in the next room wants to listen to the loud music.
I don't claim any of these is better than the other, both of them are double-edged swords. The final decision simply depends on one's preferences.
In fact, rent prices in San Francisco are also very high. According to some soruces, they are the highest in the world.

San Francisco is extremely interesting city in terms of housing. For example, it has a huge homeless problem, even among full-time workers.

In my opinion it's a good idea to follow the advice of your friends. Although it seems like throwing your money away, I think it's better to take your time to define your needs than make an ill-advised purchase.

I rent a flat with flatmates from five years and I'm tired of it. I want to buy a flat and live alone. Of course I'm afraid of take dwelling loan but it's necessary beacuse It would take me a long time to collect such amount of money. I think it's a better solution when you are working and you know you won't be moving for some period of time. Loan installments can be as much as the rental fee and then at least you pay for something that will be yours. Unfortunately, the apartments are expensive and young people often can't afford to buy. It's easier when you has some flat beacause you have some insurance and when you buy second flat then you could rent this earlier apartment. In my opinion even if you travel a lot it's good to have a place which you can go back or you could rent this apartment and have money to travel.

I would rather prefer to rent a property than buying it. Many of people are buying properties and then they have to repay a loan for rest of their lives. I wouldn't like to live in such a stress.
As I said I would be afraid of dwelling loan and I hope I won't take it in the future.
If I have unlimited budged I would prefer to buy a house in a small village near lake. I would live there with my family. Away from noice of a big city.
I prefer to share flat with other people, because I like to have someone to talk to. I hate being alone.

Wow, five years is quite a long time, so I'm not surprised you've got tired of it.
I agree that a flat represents some kind of financial security, especially if you own more than one. When things get really bad, you can just sell your property and use the money as you wish.
When it comes to renting or buying, it usually depends how much you plan to be attached to a home. If you're building a happy family, and you plan to live in that house, raise children, and live happily as an elder, then I can't imagine renting that house for the rest of your life, as I'd always keep in mind that this house is not really mine and I can lose it at any time, having a need to move somewhere else, even if it's highly unlikely. In this case, I'd definitely do everything I can to buy that house, even if it'd result in taking a loan.

On the other hand, if you're not entirely sure if the house you're about to get will be the house you'll happily live for a good dozen of years, then it'd probably be better to rent it, simply because you can always change your mind and move, or negotiate buying, instead of being left with potential extra work regarding selling the house if you change your mind after buying it.

If you ask me, I always lived in a flat and I really like it, mainly because the amount of maintenance tasks decrease significantly when you share things like electricity, water, internet and likewise with others, so if something breaks I usually don't need to do anything, because people are being informed right away.

On the other hand though, I've always dreamt of living in a true detached house with my family - perhaps my dream will come true eventually, it's all about money :).

I think I would like more to buy than to rent because real estate is a great investment and even if you move somewhere else you can always pass thereby to recoup this purchase.

I would prefer not to take the credit , if not 100% sure (income).

I guess I would pick the house I like is the idea of process automation (smart home) and I think a greater chance to fully realize this vision will be lived exactly if you have a house, as well when you have your home it is likely that you have a garden , what could be better than your own garden ?

I'd be afraid to take mortgage because I don't trust credit agreements, however, I would like to buy firstly a flat, then detached house, so I'll probably have to consider this.
Renting a flaga for a long time doesn't make sense for me - you're wasting your money on sth that does not belong to you, insteed of collenting them for your future apartment. If you take credit, of course you have to pay interest on it, yet at least you pay off your debt, not the owner of the flat.
I'm a type of person who appreciate houses, even if there is a lot of house work and work in a garden, I'm totally used to it and can't image life without that for long.

For the present moment, I prefer to rent an apartment, but for the future, I would like to have my own stable place where I can come back in any minute. Right now, I'm not sure in which city or even country I want to live, so there is no point of thinking about buying an apartment or taking a loan. I would like to have saved money to be able to buy a place, but if not, I guess, I'll take a loan. I'm not afraid of it, I just don't want to give away more money than the place's cost.
House or apartment? It depends. In my dreams I see myself in the house, but if I have a work and all my life in the middle of the busy city, I would buy an apartment. But in the perfect circumstances, it would be a house somewhere near the sea :)
I prefer not to share a flat with anyone who isn't my family.

OF course that of course that, buying is better than renting. Buying a home is an investment. Personally I have such luck that in Warsaw I have my own apartment bought by parents and I think I don't need a mortgage. At the beginning of my studies I lived alone. I have a hard character and I wouldn't get along with others. After a year my girlfriend joined me. In my opinion
if anyone can afford a mortgage, should take it and buy an apartment.
I prefer to buy a property. Having something for my own is important for me. You don't have to stress about that you have to change a flat because a landlord will change his mind. I think everyone is afraid of taking a loan, especially for that long period of time. You can't be sure you will have a job for that long. It's better situation if you have an apartment because if you have to move to another city, you can always rent your apartment so it will be earning for yourself.
If I have a sufficient budget I really don't know what I would buy. I would like to live closer to city center, so it's easier to achieve by buying an apartment but I know many people living in blocks of flats and neighbors can be so annoying and that's a situation which can be resolved by buying a house. Having a house have one really big advantage, it can be much bigger with less cost than an apartment. I don't have any preferences I could live alone or with someone. If I want to talk with someone I could do it through skype or just go to meet with them.

In my life I had quite different conditions of living. My family was moving all the time, we had both flats and houses. Now I live alone in a rented flat, I can tell for sure, that I would like to own my private, but I am not sure, where I'll move tomorrow, that is why to rent a flat is the best way for me. But sometimes I come to the furniture shops or Zara home and dream about how cool it would be to buy staff for my small lovely cosy nest:)
Flat or house - it depends. When you are the part of big family with kids and dogs, then it would be better to own a house. If you want to live alone and work at the city center - flat, for sure.
I live alone and I like it. Last year I had a flatmate. She was asian, and our style of living and cleaning the home were completely different. Never again:)

I prefer buying property than renting. Why? Because I like when something that I'm the owner is just mine. I like to change things and when you rent a property you have rules that you have to respect.

I'd prefer to buy a house rather than rent it. Reason is obvious - economy.
Same thing with home loans. Taking a loan we have to pay its whole amount
with prearranged percentage of the bank. Also there is a certain risk of debt
in case of financial problems. That's why I prefer paying once to living in
stress for 20 years because of instalments.

For the moment I prefere renting a flat. I don't have to spend huge amount of money at once, I can choose where I want to live and if I don't like the location anymore - I just change it. What is more I don't know where I want to live. Maybe after finishing studies I will leave Warsaw. Should I buy another flat then? In a city where I want to live? Put so much money and effort to it? No, thank you. And for as long as I can I will be trying to avoud taking any kind of loan.
If I had sufficient budget I don't know what I would buy. A house - you have big space, it's away from a city. But it's away from a city, so you have to spend much time travelling to/from work. I think a flat would be better for me.
Now I'm sharing an apartment with two other people. I hate it - I decided to move and live alone. No more strangers I don't like.
I prefer to have my own property. I wouldn't be afraid if I would take it with my friends or familly. I would like to buy a house, I would like to live in the countryside. It depends, I prefer living with someone if it is my friend/s or familly member/s, but if not I would not like to share a flat.

I prefer to buy. Renting cost more than buying and in the long term while renting you're just throwing your money away. But there are times when renting is the only option (short working time, bank credit too high etc.).

Got two of them right now. It is easier when you have a partner that helps a lot. There are many catches while taking it but use help of companies like Expander and talk a lot with your friends who are already over it and you will do just fine.

I've bought a block of flat because I like to live in a city center. I hate traffic jams and like the ideal when I can get home quickly at 2:00 in the morning by metro or a cheap taxi (it doesn't cost a lot like going to Bialoleka or Piaseczno like few of my friends).

I lived alone, lived with my friends also lived with 3 girls at once for two years.
Currently living alone with my girlfriend and loving it. Every way have it's cons and pros. We thought about sharing a flat with a female from other country - done it before, why not do that again. Especially for language training.

When it comes to having a place to live I think, first of all - it would be an apartment, I wouldn't want to live in a house as they usually have to be far away from the city. I mean if I could afford one that stands 10 minutes from a metro station, and between two 24/7 grocery stores I wouldn't hesitate, but it doesn't seem like a possibility at this point. The neighbors are a necessary evil I guess, but then again, if you live in a good area they stop being a problem and you stop noticing them. I think I would prefer to buy my own apartment, living in someone else's house feels so temporary... but I am afraid of loans, so buying something is a hard goal.

I would prefer buying property, because it's not just a solution for a living, but an investment that can bring profit in the long term. Renting makes sense in the short term, if you rent apartment for about 10 years you will spend the amount similar to the price of a new apartment. So basically you pay the price of a new apartment and get nothing in 10 years, in this case loan may be a good solution if monthly payment is lower that the renting price and you're sure that you will live there for a long time.

I definitely prefer to buy property rather than rent. It's simple - if I have money to pay someone for rent, I just prefer to pay a loan instalments but I'm aware that would be little more expensive. I'm not afraid of taking out dewlling loan because I have a good job :). The third question is rather hard to answer because now I want to live in apartment but when I was a child I lived in house and it's better in my opinion.

I have a dwelling loan, I borrow some money from my parents to finish the apartment and now I rent 2 rooms to get money for repayment but hopefully in next year I'll be able to pay everything by myself.
Now I am forced to live with other people but it's much better to live alone...

Some may find it childish but i am still living with my parents. Why? Because i have no intention to change full size familly house to some 50ish m2 flat while taking dwelling loan for like 40 years? I feel sorry for people who are forced to do that. Funny this is that with that amount of money, you have buy small house with pool in Dominican Republic or so... Lucky for me we have 2 floors so as soon as my grandparents pass away :), i will have a whole one floor for me. My goal is to build/buy a house but this is like 1-1,5 million polish zloty.

As far as I'm concerned renting a flat makes a lot more sense for people our age. Espacially in a city as big as Warsaw, where it can take way over an hour to get from one place to another eithe by ity transport or by a car. It makes more sense to move somewhere else when for example you are changing your workplace. Also you could change the city or even the country in couple of years, which is quite common theese times.
